Chatham Lodging Trust is focusing on Extended Stay hotels. I expect a full-year AFFO of $1.15-1.20 per share. According to my calculations, an increase of the cost of debt to 8% would reduce the Chatham AFFO/share by less than $0.25.

Chatham Lodging Trust has underperformed the Real Estate Select Sector SPDR Fund ETF this year, declining by 22%. Despite showing signs of recovery from the pandemic, the REIT's high debt load and low dividend yield make it unattractive to investors. The company's net interest expense has increased due to high interest rates, consuming 67% of its operating income.

It is a fairly simple process to select the best hotel REIT Preferred since they all operate similarly, and all hold the same asset class. The primary difference between preferred stocks from the various hotel REITs is their yield and their safety. I have calculated leverage for all of the primary hotel REITs which have issued preferred stocks and by also using their current yield, we can easily compare them.

Chatham Lodging (CLDT) came out with quarterly funds from operations (FFO) of $0.16 per share, beating the Zacks Consensus Estimate of $0.13 per share. This compares to FFO of $0.07 per share a year ago.

Chatham Lodging Trust has made an impressive turnaround, yet the market doesn't seem to appreciate it. Operating fundamentals and the balance sheet have improved over the past year.
