NexPoint Residential Trust's common shares have dipped 29% year-to-date with its dividend yield at 5.6% rising to its highest level since 2016. The REIT focuses on multifamily properties in the Sun Belt region and last held a portfolio of 40 apartment properties. These are being progressively sold off to address debt. NXRT's value-add program and strong NOI growth have helped differentiate it from its peers, but rising interest rates have posed headwinds to core FFO growth.
